Fore Sale ... Golf-view B&b

GOLF enthusiasts who've ever dreamt of living by a Greg Norman-designed course now have the chance - if they have more than $1million to spend.

A purpose-built four-and-a-half star B&B is for sale at Tamworth for $1.38million.

Plumes on the Green overlooks the fourth and fifth holes of the Longyard golf course, designed by Norman, about five kilometres south of the city.

The property is within walking distance of the Longyard Hotel, a homemakers shopping centre and a regional sporting complex.

Selling agent Jason Wherritt of Elders Tamworth said it should appeal to tree changers who want to run a business while enjoying a rural lifestyle.

Plumes won the Tamworth Chamber of Commerce award for accommodation in 2002 and was a finalist in 2003 and 2004.

It was built about six years ago as a B&B. There are six large guest rooms, all with en suites. Two have spas. Each room is individually decorated to portray different Australian native birds including the the Cockatoo Room and Major Mitchell Room.

Mr Wherritt said the rooms had the privacy of a motel but with a higher quality decor and line access for laptop computers.

There are formal lounge and dining areas, a breakfast room, sitting room with bar and a paved outside barbecue area. The dining room can cater for groups of up to 18 and is suitable for small conferences.

The property's private residence has two bedrooms, its own family area, a kitchenette, bathroom and a two-car lockup garage.

Mr Wherritt said the real-estate market in Tamworth had recovered from a slow period.

Sales have been strong since Christmas, he said.

Prices for an average three-bedroom house ranged between $250,000 and $300,000.

"There are plenty to choose from - it's a buyers market," Mr Wherritt said.

"If the properties are well presented and the pricing suits, they will go fast," he said.
