NELSON Bay's Little Beach Marina is expected to fetch more than $3 million when expressions of interest for its sale close this month.

The sale includes the leasehold of the Little Beach Marina Cafe, a slipway, chandlery, five vessel berths, eight moorings as well as marine fuel sales.

Also included is a two-bedroom apartment with water views on the second floor.

At 14 Victoria Parade, the site has a Crown lease to the NSW Department of Lands.

Wilsons Business Broker listing agent Tony Moore said the site's possibilities were endless.

"Somebody could expand the restaurant or set up a convention centre or conference centre, all subject to approval by Port Stephens Council and the department," he said.

Expressions close on October 31.

Newcastle on the radar

TURNING the Newcastle Regional Museum site into a conference centre with accommodation, strata subdivision, student accommodation or office space were some ideas developers had, Colliers International Newcastle listing agent Tony Marshall said.

The 12,200-square metre Newcastle City Council-owned site has been listed for sale by expressions of interest since mid-September.

It includes the 1000-square metre heritage-listed museum building, the S&W Miller building on the corner of Hunter Street and Stewart Avenue, four warehouses on Stewart Avenue and a car park.

Mr Marshall said developers and developer groups from Sydney, Victoria and Queensland had shown interest, with some inspecting the site.

He said he was not surprised by the interest.

"Newcastle is on the radar for a lot of big development firms, which is all part of the city's rejuvenation."

Expressions close on October 25.

Action stations at F3

MASTERTON Homes have paid just under $600,000 for an industrial unit in the new F3 Commercial development at Beresfield.

Masterton Homes and Masterton Construction will occupy the unit, at number 10, 17 Babilla Close.

It has a mezzanine level and net lettable space of 345 square metres.

Colliers International listing agent Byrne Tran said the site would be Masterton's regional headquarters, with the ground floor used as a display warehouse and the top floor as office space.

He said they were fitting out the site to be operational by Christmas.

Developed by the GWH Group, the 10-unit complex is located at the end of the F3 freeway.

Another unit sold for $460,000 to a Newcastle investor.

Remaining units available for lease or sale range in size from 180 to 413 square metres, and in price from $340,000 to $784,700.

Mr Tran said they were suited to businesses wanting warehouse and office space, such as engineering firms, surveyors or landscape design companies.

He said four of 15 units in the neighbouring F3 industrial complex had sold.

Those units range in size from 185 to 252 square metres and in price from $259,000 to $295,000.

Mr Tran said GWH Group were offering free stamp duty and free legal costs for a limited time.

Beach site for lease

THE Acqua View Cafe premises on the ground floor of the York Apartments complex is up for lease through Colliers International.

Directly opposite Newcastle Beach, it is next to the Royal Newcastle Hospital redevelopment site.

At shop 102 Shortland Esplanade, it has aluminium-framed glass windows to take advantage of the views.

With an open-plan layout, it has a kitchen and toilet at the rear.

The asking rent on the site, which has a net lettable area of about 115 square metres, is $65,000 a year plus outgoings and GST. Listing agent Michael Dodds said it would also suit showroom or office use.
